We asked some of the lodgers we work with to weigh in on whether their favourite hotels are a good investment or a waste of money.
We also asked some local and national property managers what they think about the new hotel model in the city.
The hotel industry in Sydney is booming, with hotels now opening in the CBD, the outer south-west, the inner north and north-east.
But a recent article in The Age magazine said the hotel industry has a “toxic environment” of “inappropriate and unprofessional” behaviour and “insults” that could hurt property prices.
“It’s a bit of a double-edged sword.
If you’re a lodger who’s happy to pay for your own accommodation, it’s a great deal, but if you’re looking for something that’s really different, it’ll cost a little bit more,” a former hotel operator told us.

We do have a lot of people who like that type of accommodation, and I’m not saying that’s a bad thing, but it’s also not what we’re looking to do.”

“One of the best deals available at the city’s hotels, says one property manager, is the “super-prime” model.
Lodge owners who don’t like the super-prime hotel can go on to enjoy the cheaper boutique hotel options, such as the Lodge near me, or the Indigo Lounge, or even the Clubhouse.
But we asked one property company about the superpremium hotel model, which is a way to maximise the profits of a hotel.

But the super premium model can cost you a lot, says the property owner, who also declined to give his name.
He told us that some lodgies in Sydney offer super-premier rates, but not all.
“[Super-prime] hotels are usually the only option, they’re usually the cheapest option,” he said.
Some of our lodgers agreed, but said they felt the super prime model is “not for everyone”.
A local property manager told us, as well, that super-presidentships can be “a bit of double-dipping” because the price of the hotel can increase, with a hotel room set at $500 per night, $1,000 for a double room and a single room set for $600.
A hotelier told us the super premier rate is “the best option” for people who are “looking for something different”.
But it is the best option for people that “want to have a room that’s actually a super prime hotel”.
Lodging industry spokesman Mark McAlpine says super-primes are “a way of doing things where the hotels are really close together, like in Sydney, where there’s no traffic congestion and people can walk around”.
Mr McAlpenys lodging industry spokesman said there are different types of hotels that “could work for people”, and that it was up to the person who has the room to decide if it is a good value for money.
“It depends on what they want, but they can go from a super premier to a boutique to an upscale,” he told us on Wednesday.
“So it is an option for some people, but there are many different options.
